ความเดิมจากภาคที่แล้ว (หอแต๋วแตก) "ผีน้ำนิ่ง" ตามจองล้างจองผลาญจนคนในหอพักของกระเทยสามพี่น้อง อยู่ไม่ได้จึงต้องย้ายหนีกันหมด รวมถึงกระเทยสามพี่น้องด้วยที่ต้องย้ายหนีระหกระเหินมาเซ้งหอพักแห่งใหม่ เพื่อทำกิจการหอพักต่อไป แต่เหมือนหนีเสือปะจระเข้ ที่หอพักแห่งใหม่ สามกระเทยต้องผจญกับ "ผีนางรำ" ที่ชื่อ "อุษามณี"

กระเทยสามพี่น้องพร้อมใจกันเล่นผีถ้วยแก้วหวังเรียก "ผีแพนเค้ก" ให้มาช่วยปราบผีอุษามณี แต่ด้วยดีกรีความเก๋าตายมานานกว่าของผีอุษามณี ทำให้ผีแพนเค้กไม่สามารถช่วยได้ ความวุ่นวายอลหม่านปนเสียงฮาจึงเกิดขึ้น

เรื่องราวจะยุ่งเหยิง พันพัว อีรุงตุงนัง ชวนฮาสนั่นขนาดไหนต้องติดตาม
